An unknown pipe, a damaged connection or a public asset running through the proposed building footprint can stop work, alter the design and add avoidable cost. This development site drainage guide explains what needs to be understood underground before a project moves too far above ground.
For Auckland homeowners, designers, surveyors and builders, drainage planning is not just about where new pipes will go. It starts with confirming what already exists, who owns it, what condition it is in and whether the proposed work affects council or Watercare assets.
Start with evidence, not assumptions
Property files, old drainage plans and as-built drawings are useful starting points, but they should not be treated as proof of current site conditions. Drainage layouts change over time. Extensions, subdivisions, repairs and unrecorded alterations can leave plans incomplete or inaccurate.
