How to Check Sewer Condition Before Problems Start

A drain that still empties is not necessarily a drain in good condition. Underground pipes can be cracked, displaced, root-filled or poorly connected for years before a blockage, leak or ground collapse makes the problem obvious. Knowing how to check sewer condition early gives homeowners and project teams reliable information before they commit to a purchase, renovation, excavation or repair.
For most properties, a sensible check starts above ground and finishes with a CCTV drain survey when there is any uncertainty. The first can identify warning signs. The second shows the actual condition, route and depth of the pipework.
Start with the symptoms you can see
Use the property normally and pay attention to how wastewater leaves the building. Slow drainage in one basin may be a local fitting issue. Slow drainage across several fixtures, recurring toilet blockages or gurgling sounds are more likely to point to a downstream restriction, venting issue or defect in the drainage line.
Check external gully traps, inspection openings and yard drains after a normal period of use and after rain. Wastewater sitting where it should clear, overflow around a gully, or unpleasant odours are all worth investigating. A sewage smell is not something to mask or ignore. It can indicate a damaged seal, blocked line, defective vent or a break in the pipe.
Look at the ground over the suspected drain route as well. Damp patches in dry weather, unusually lush strips of grass, soft ground, sinkholes and subsidence can indicate leakage or a failed pipe. These signs are not proof on their own, as irrigation and stormwater can produce similar effects, but they justify a closer inspection.
For commercial sites, include loading areas, landscaped zones and accessways in the check. Heavy vehicles, excavation and changes to site levels can place stress on drainage that was not designed for those loads.
Understand what a basic check cannot confirm
Lifting an accessible inspection lid can be useful, provided it is safe to do so. You may see standing water, evidence of a backup or the direction of flow. Do not enter a chamber or put your head into a confined space. Drain gases can be hazardous, and a visual look from the surface does not establish the pipe's condition further down the line.
Likewise, pouring dye into a fixture may help trace whether a particular discharge reaches an accessible point, but it cannot tell you if the pipe has fractures, root intrusion, poor falls or hidden connections. It should not be used as a substitute for a formal assessment where consent, construction planning or property risk is involved.
A common mistake is to treat a recently cleared blockage as a completed repair. Clearing restores flow, but it does not explain why the blockage formed. Tree roots, displaced joints, grease build-up, a sagging section of pipe or a broken boundary connection may still be present. If the same line blocks again, finding the cause is usually more cost-effective than repeated clearing.
How to check sewer condition with CCTV inspection
A CCTV drain survey is the most reliable way to assess a buried sewer or wastewater drain without excavating it. A specialist camera is fed through the pipe from a suitable access point. Live footage allows the operator to inspect the internal pipe surface, identify defects and follow the route of the drain.
Depending on access, pipe diameter and the purpose of the inspection, the survey can confirm whether the line is flowing freely and reveal issues such as:
- root intrusion through joints or cracks
- cracks, holes, fractures and collapsed sections
- displaced, open or poorly aligned joints
- standing water caused by inadequate fall or a sagging pipe
- debris, grease or foreign material restricting flow
- old pipe materials that may be nearing the end of their service life
- unauthorised or unexpected branch connections
Locate the drain before you dig or build
Condition is only one part of the question. You also need to know where the pipe runs. Drain location work can trace buried drainage and mark its alignment, and may establish depth where required. This is particularly valuable before building an addition, installing piles, excavating for landscaping, replacing a driveway or planning services across a site.
Plans are useful but should be treated carefully. Older properties can have incomplete records, alterations that were never shown on a plan, or drainage routes that differ from expectations. A site investigation gives the project team current information rather than assumptions.
This is especially relevant when a proposal could build over, or close to, council or Watercare-owned assets. Works over approval requirements need to be considered early. Identifying the asset route and condition before design is finalised can prevent expensive redesign, delays or avoidable excavation later.
When a sewer condition check is worth arranging
Not every property needs a camera survey immediately. If a newer home has no drainage symptoms, no planned work near the lines and well-documented recent drainage installation, monitoring may be reasonable. The decision changes where the cost of being wrong is high.
A CCTV inspection is commonly worthwhile before buying an older property, particularly where there are mature trees, signs of past drainage work or no clear information on the private wastewater line. It is also useful before major renovations, subdivision works, new construction, driveway replacement and any excavation near suspected drains.
For a property purchase, ask for the survey to cover the relevant private drainage as far as access allows. A clear drain on inspection day is encouraging, but the report should still note pipe material, observed defects, access limitations and whether the full line was viewed. If part of the pipe cannot be reached, that should be stated rather than assumed sound.
For building projects, arrange the inspection early enough for the results to influence the design. A camera survey completed after foundations, service trenches or site works have begun may still find an issue, but the solutions are often more limited and more costly.
What to do once defects are found
The right response depends on the defect, its location and its consequence. Minor root intrusion may be cleared and monitored, although roots generally return unless the entry point is repaired. A local crack might suit a targeted excavation and repair. Widespread failure, significant deformation or deteriorated old pipework can justify renewal of a longer section.
Do not base the decision on footage alone. Consider whether the line is privately owned or part of a public network, whether construction is planned nearby, the depth of the pipe, access constraints and the consequences of a future failure. A defect beneath a lawn is different from the same defect beneath a new building or busy commercial accessway.
Keep the report, footage and any site plan with your property records. They provide a useful baseline for future maintenance, insurance discussions, sale due diligence and project planning. If repairs are completed, a follow-up camera inspection can also confirm that the work has been properly finished and the line is clear.
A sewer line is easy to forget because it is out of sight. A focused inspection replaces guesswork with evidence, so the next decision can be made before a small underground defect becomes an urgent and disruptive job.
