A drain can be running slowly for months before it blocks completely. By that point, the cause may be well beyond the gully trap or toilet - a cracked pipe, root intrusion, displaced joint, poor fall, or an undocumented connection beneath the property. A sewer camera inspection gives you evidence of what is happening underground before decisions are made about repairs, excavation, a purchase, or a building project.

For Auckland homes and commercial sites, the value is not simply seeing inside a pipe. It is being able to identify the issue, establish its location, understand its likely effect on the property, and document the findings clearly enough for the next step.

What a sewer camera inspection involves

A CCTV drain survey uses a purpose-built camera pushed or driven through accessible drainage lines. The live footage shows the internal condition of the pipe as the operator works through the system. Depending on the site and access points available, this may include wastewater drains, stormwater lines, laterals, private drains and connections leading towards the public network.

The operator records notable defects and observations, such as cracks, open or displaced joints, root masses, sags holding water, debris, fractures, corrosion, intruding connections and signs of previous repair. A locator can also be used above ground to trace the camera head and establish the route and depth of the pipe.

This is a specialist inspection process, not a substitute for clearing a blockage. If a drain is heavily obstructed, it may need to be cleaned first so the camera can travel through it and produce useful footage. Likewise, a collapsed section may prevent the camera from passing beyond the fault. That limitation is still valuable information, but it should be recorded rather than guessed at.

When a sewer camera inspection is worth arranging

A camera survey is often requested after repeat blockages, sewage overflows, slow fixtures, wet ground, sinkholes, or unexplained smells around a property. These symptoms do not always point to one simple cause. Clearing the line may restore flow temporarily, yet leave a structural fault or root entry point that will create the same issue again.

It is also useful before committing to work that could disturb underground services. Excavation for a new driveway, retaining wall, deck, extension, pool, minor dwelling or landscaping can put existing drains at risk. Knowing where drainage runs and what condition it is in helps the project team plan around it rather than discover it with an excavator.

For property buyers, a pre-purchase drainage inspection can reveal risks that are not visible during a normal viewing. Older properties may have ageing pipe materials, undocumented alterations, or drainage that has been repeatedly patched. A camera inspection cannot guarantee every part of every system is accessible, but it can identify material defects in the lines that can be inspected.

Commercial properties and development sites benefit for similar reasons, with higher consequences. A drainage failure can disrupt tenants, delay works, affect access, or require urgent excavation in a busy area. Early information supports sensible budgeting and sequencing.

The difference between footage and a usable drainage report

Video alone is not always enough. A homeowner may want to know why a drain keeps blocking and where a repair is needed. A surveyor, architect or builder may need pipe routes and depths for design coordination. For consent-related work, project stakeholders may need formal evidence that addresses the relevant drainage asset and its relationship to proposed building work.

A useful report turns site observations into practical information. It should clearly identify the lines inspected, access points used, defects found, approximate locations, pipe direction where established, and any restrictions encountered during the survey. Supporting footage, still images, marked-up plans or a drainage location drawing may be appropriate depending on the purpose of the work.

The level of documentation should match the decision being made. A straightforward fault investigation may only require a concise report and video evidence. A proposed development near existing drainage usually requires more detailed location information and coordination with the wider site plan.

Building over and works over requirements

One of the most important reasons to investigate drainage accurately is proposed building work over, or close to, council or Watercare-owned assets. Works over approval is a requirement where a structure is being built over these assets. It is not a matter to leave until construction is underway.

A CCTV survey and drain location work can help establish whether a public asset is present, its route and condition, and whether the proposed work may affect access, maintenance or future repair. The exact requirements depend on the asset, the proposed building work and the relevant authority process. A clear inspection report gives the project team a reliable starting point for design and compliance discussions.

Private drainage matters as well. Even where no public asset is involved, building over a private drain can make future maintenance difficult and expose the owner to avoidable costs. It may be more practical to alter the design or relocate a drain before the build begins than to deal with restricted access later.

What camera inspections commonly find

Roots are among the most common findings in older drainage. They enter through small gaps at joints or cracks, then expand inside the pipe where moisture and nutrients are available. Removing the roots may improve flow, but the entry point remains unless the damaged section is repaired or renewed.

Displaced joints and cracked pipes can result from ground movement, ageing materials, poor installation or loading above the line. Small defects can allow soil to enter the pipe or wastewater to escape, eventually causing more significant failure. A low section, sometimes called a belly, can hold water and solids, creating repeat blockages even if the rest of the line appears sound.

Camera footage can also reveal construction debris, unsuitable connections, redundant lines, or stormwater and wastewater arrangements that do not match expectations. These findings are particularly relevant where a property has been extended or altered over time.

Not every visual imperfection requires immediate replacement. The practical response depends on the defect type, its location, the pipe material, the severity of flow restriction, whether leakage is evident, and planned work on the property. A minor mark in an otherwise functional line is different from a cracked pipe beneath a proposed extension.

What a camera survey cannot tell you on its own

A sewer camera inspection is highly effective, but it has boundaries. It can only inspect sections the camera can reach. Severe blockages, standing water, tight bends, damaged access points and collapsed pipes can limit visibility or prevent a complete survey. Deep lines may also require suitable access and specialist equipment.

Camera footage shows the pipe interior, not every condition outside the pipe. If there are concerns about ground stability, extensive voids, or the exact level and alignment needed for design, further investigation or surveying may be required. Locations identified with an electronic locator are practical field information, but design decisions should be based on the level of accuracy required for that project.

It is also worth separating drainage diagnosis from repair advice. The inspection establishes what is present and where. The best repair method may then depend on access, pipe depth, surface reinstatement, consent requirements and whether renewal, patch repair, relining or cleaning is appropriate.

Preparing for the inspection

Access makes a material difference to the quality and efficiency of the survey. If possible, make inspection openings, gully traps and relevant parts of the property available. Let the operator know about recent blockages, previous drainage work, building plans, suspected pipe routes and any areas where excavation is proposed.

For a development or consent-related project, provide the current site plan and describe the proposed works. This helps focus the investigation on the lines that matter, rather than producing generic footage that does not answer the project question.
