Why commercial drainage needs a different approach
Commercial sites carry different risks to a typical home. There may be higher water volumes, more users, vehicle loading, grease-producing tenancies, large roof areas and drainage that runs beneath buildings, car parks, landscaped areas or neighbouring land. A defect that is manageable in a quiet part of a site may become urgent when it affects customer access, a food premises, a warehouse floor or an active construction zone.

The inspection may show whether the system is suitable for the intended use or whether further investigation and design work are needed.

The survey can also confirm whether a line is flowing through to an observed connection point, although a camera inspection is not the same as a full hydraulic capacity assessment.
That trade-off is worth understanding. CCTV is excellent for seeing internal defects and identifying where they occur. It cannot always prove how a drainage system will perform in an extreme storm event, and it may not access lines that are blocked solid, collapsed or inaccessible from available openings. Where the evidence points to a larger issue, further cleaning, testing, excavation or design assessment may be required.

Before booking, provide the inspector with available drainage plans, the reason for the investigation, known problem areas and site access details. If there are confined spaces, traffic movements, food-production areas or underground service hazards, raise these early. This allows the inspection scope to be organised properly and avoids lost time on the day.
It also helps to define the decision the inspection needs to support. A fault investigation after an overflow has a different scope from a pre-construction location survey or a works over report. Trying to treat all three as the same task can leave important questions unanswered.
How often should a commercial site be inspected?
There is no single inspection interval that suits every property. A low-use office with modern, accessible drainage may only need investigation when an issue arises or redevelopment is planned. A busy hospitality site, large multi-tenancy property or facility with a history of root intrusion and blockages may benefit from a planned inspection programme.
The practical trigger is risk. Consider the consequences of failure, the age and known condition of the network, the volume and type of discharge, and whether a failure would stop trading or create a safety issue.
